A run-down Burnley building is in the midst of a transformation as an estate agent business announces plans to expand.

Tina Etherington, director of E&M Property Solutions, said the business requires bigger premises and is set to move into a new unit in Manchester Road once renovations are complete.

Currently, the business is based in Coal Clough Lane.  

The 38-year-old has taken over the whole building, which is on the corner of Manchester Road and Finsley Gate.

One space will be turned into an office for the business office and the rest of the building will be renovated for other commercial units and four family apartments.

Tina said: “We were looking for larger premises to relocate to. The other commercial units were not appropriate for our vision.

“We were only looking for a larger office space but then this property came to market and had huge potential for redevelopment.

“It enabled us to bring commercial properties for businesses and residential properties for families to the area, so it was a win-win opportunity.”

The renovation is not without its challenges as the building was in poor condition when purchased.

Tina and the builders have faced issues with damp, dry rot and a collapsing roof.

Tina, a former painter and decorator, said: “It was in absolutely terrible condition when we bought it.

“The roof was collapsing and there was severe penetrating damp.  There was dry rot all the way through the building; it was just terrible.”

She hopes the entire project will be completed before October.

According to Tina, the business' expansion is only possible due to the “broad range of property services” offered at E&M Property Solutions.

The business works with Burnley Council to bring unused properties back to life.

She said: “We offer a broad spectrum of property of service, rather than your traditional sales and lettings.

"We specialise in conversions, whether that is commercial to residential or residential or houses in multiple occupation (HMO).

“Our main ethos is to bring properties back to life in the area. For us, it’s about regeneration and giving back to the community.

“We do well in the area. As we succeed we want to lift those around us too.

“So much is happening this year and we have huge plans in the business.”
