IN October, Neath Port Talbot Council approved a number of planning applications in the Swansea Valley.

Proposed Lawful Development Certificate for single storey side extension in Pontardawe

An application for a lawful development certificate was granted for a single storey side extension at Plas Road, Rhos, Pontardawe.

The application was submitted by Stephen Jenkins and will allow for a new external block work extension on new concrete slab to allow for a new ground floor bathroom/wet room. It will also include dig footings to the side of the existing house, concrete new footings, preparation of the floor for a new level so that the new extension and existing house are the same.

There will also be the installation of new waste pipes and move existing foul water to external of new extension and tap into existing drainage. There will also be work to build external block walls, install new timber wall plates, fit new roof timbers to create a pitched roof and knock through into existing kitchen to create a new doorway into the new bathroom.

The application was submitted as the existing building is a private dwelling and has been for many years where it has remained unaltered. The proposed extension was said to have fallen within the specified limits set out in the council’s building guidelines.

On October 4, this application was approved by the council.

Retrospective application for single-storey outbuilding in Pontardawe

A retrospective planning application for a single-storey outbuilding in Orchard Street, Pontardawe was submitted by Steffan Davies.

Work on the single storey timber outbuilding began on January 1, 2021, but has not yet been completed which has led to the retrospective application. The application also covers a single-storey pre-fabricated garage to the side of the existing property.

On October 10, the council approved the plans with the conditions that work is started within five years of the approval date, is carried out in line with the approved plans, a bird box must be fitted prior to any beneficial use of the development.

There were also conditions relating to the vehicular door to the garage which must be of a rollershutter style, with any replacement doors being of the same type and no surface water or land drainage shall be allowed to connect directly or indirectly to the public sewage network.

Plans for work to a property in Pontardawe

Plans to demolish a front bay window, single-storey rear lean-to and attached side two-storey store building for a property in Pontardawe have been approved.

The plans were submitted by David Davies for the Brecon Road property. Alongside the demolition, the plans will see the building of a new two-storey front extension, external alterations such as a new ground and first floor window/door openings to front, rear and side elevations and a detached double garage, driveway surfacing, side patio and associated works.

On October 24, the council approved the plans with the conditions that work must start within five years of the approval date and be completed in line with the approved plans.
