PLANS will be submitted for more than 500 homes in Pontarddulais.

The plans are proposed for land south of Glanffwrd Road in the town and if contractor Persimmon Homes West Wales’ plans are approved, there will be 516 zero-carbon ready homes built.

The site will be a ‘no-gas’ site and will feature a range of properties from one-bedroom apartments to four-bedroom homes. They will be powered by air-source heat pumps and solar panels.

An unspecified number of the homes will be transferred to a housing association partner.

As part of the scheme, Persimmon plans to provide a new primary school, community building and sustainable drainage infrastructure as well as providing financial contributions to an all-weather 3G pitch at Pontarddulais Comprehensive School and to improve public transport in the vicinity.

There will be a network of green infrastructure and ecological enhancement at the core of the development, with parks, play equipment and playing pitches included in the public open space.

If the development goes ahead, there will also be off-site improvements to the Water Street/Station Road junction and to the A489, Alltiago Road, Pentre Road and Saint Teilo Street with installation of Microprocessor Optimised Vehicle Actuation (MOVA) also planned.

The plans will see more than 1,500 jobs during the construction of the properties.

Stuart Philips, managing director of Persimmon Homes West Wales, said: “Persimmon is pleased to present our updated scheme for north Pontarddulais which outlines our plans to deliver over 500 zero-carbon ready homes in the area, giving local people the opportunity to remain in the community where they grew up.

“Our latest consultation provides an excellent opportunity for us to demonstrate the scheme in detail and the many community benefits it will deliver, as well as ensuring the public can have their say and input into our plans.

“The development would support over 1,500 jobs during construction and will see a wide range of quality house types for local families to meet local needs, while a number of properties will be transferred to a housing association partner for the purposes of tackling local waiting lists.

“As part of the scheme, we would also deliver a new primary school, community building, and sustainable drainage infrastructure alongside a significant financial contribution towards an all-weather 3G pitch at Pontarddulais Comprehensive School.

“Furthermore, the green vision for the site, the diverse use of public open space, off-site transport improvements and the active travel provision that make up the proposals demonstrate a commitment to provide a high-quality and sustainable development.

“We look forward to engaging with the local community in the coming weeks as we seek to finalise a zero-carbon ready scheme that benefits Pontarddulais and leaves a legacy that delivers economic, social and environmental value for the local community.”

Persimmon is holding consultations with the local community on the plans before they are submitted to the local planning authority. The events will be held on Tuesday, October 17 between 2pm and 7pm and Tuesday, October 24 between 1pm and 6pm at The Mechanics Institute, 45 St Teilo Street, Pontarddulais.
