Externally

Lawned gardens to the front and rear, direct access currently to the Stable Block is over an unregistered track from the rear gardens of the bungalow. There is also a second access onto the land and stables via a registered entrance(owned by the property) as per the title plan shown on the details.

The Land

Split into 3 main paddocks and amounting to some 2 acres or thereabouts. The land has been improved over the last few years by our client but it could still use more work to bring it up to a good clean standard if ponies etc were to be kept here..

The Stables

There are three timber stables each measuring 12' x 12' and provide a small turn out area leading to the main paddocks.

Managers Notes

There are currently two access tracks to the land. One is registered and constitutes the main main land title accessed via a gate a few hundred yards away, the other, which runs from the highway to the stable block to the left of the bungalow is unregistered.

Our client has used the access track for 5 yrs and the previous owner also used it for many years. There is an indemnity insurance policy in place and normally covers future owners. Your solicitor will advise you should you decide to purchase. Unregistered land in Wales is very common.

Directions

From Cardigan, take the A478 towards Tenby/Narberth. You will go through Crymych. Drive through the village and take first on right as you exit Crymych. Follow this road around several bends until you reach Mynachlogddu. Proceed through village and property is on the right (cream bungalow) just before the 30mph speed sign and turning for Rosebush.
