A GRADE II listed building that once formed part of Llandovery College is going up for auction.

Llandingat House, situated at 23 Broad Street in Llandovery, is a 19th century building set in its own 1.2 acre grounds.

Initially, the building was the home of local attorney David Lloyd Harries – believed to have been built sometime around 1813 or 1814.

In 1870, it passed into the hands of Lieutenant Colonel Edward Pryse Lloyd, who changed his name to Lloyd Harries, as a condition, when he came into his inheritance. In the 1890s his brother Tudor Lloyd Harries became the owner. It later became a housemaster’s home and boarding house for Llandovery College’s boarding pupils.

The property – which would see the buyer moving in close to royals, as Prince Charles’ country home is just a short distance away in Myddfai – is being auctioned by Paul Fosh Auctions in Newport for a guide price of £252,000.

But what would you get for that money?

The property has three reception rooms, a grand entrance hallway, a number of bedrooms, toilet and shower rooms, store rooms, boiler room, and bathrooms.

There is also the housemaster’s apartment which has three bedrooms. The building has a number of original Georgian features including fireplaces, arched windows and window shutters, a curved cantilevered stone staircase and 16-stack chimney.

Angie Davey, of Paul Fosh Auctions, said: “Set in a prestigious position within the town of Llandovery, this substantial Grade II listed Georgian town house, which is in need of sympathetic renovation, offers more than 7,500 sq/ft of accommodation.”

She continued: “It was most recently used as a boarding house and housemaster’s residence for Llandovery College and as such has more than a passing resemblance to the legendary Hogwarts.”

There is the chance for the property to be restored to a family home or it could be converted into luxury apartments, a boutique hotel or business or residential premises providing the necessary planning permissions are obtained.
