AN IMPROVABLE 18TH CENTURY FARMHOUSE AND 'COTTAGES' IN A FABULOUS SETTING ADJOINING AND OVERLOOKING THE TIDAL COSHESTON PILL AND THE CLEDDAU ESTUARY

GENERAL

Point Farm provides a unique opportunity. The Farmhouse and the 'Cottages' all require renovation. However, although a challenging project, Point Farm has huge potential.

It is situated a mile or so west of the village of Cosheston on 'The Point'. The ever changing views over the adjacent tidal waters are stunning. Access is via an unsurfaced track and a 4x4 or the like would be ideal. Easy access can be gained to the river and estuary which provides over 20 miles of navigable waterway.

Cosheston's amenities include a school, a well known pub/restaurant, two churches, a hall and sports ground. The nearby towns of Pembroke and Pembroke Dock are both within about three miles.

THE GROUNDS

In all, these extend to almost 10 Acres (circa 4 Hectares). There are Gardens to the Farmhouse and Cottages - mainly lawned but containing various specimen trees etc.. On the south side fronting Cosheston Pill is a Paddock (OS 4500) - circa 0.98 Acres (0.40 Hectares). To the north side fronting the Cleddau Estuary are Fields ( previously OS 5500, 4500, 5401 and 6300) - totalling approx. 8.87 Acres (3.59 Hectares). There is a 50 ft. (15.24m) floating jetty, a deep water mooring and a running mooring.

SERVICES ETC (none tested)

There are no main services. Water is from a well. Electricity is supplied by an oil-fired generator. Private drainage - two chamber septic tank plus soak away.

DIRECTIONS

From the A477T at Slade Cross, turn north signposted Cosheston. Proceed up to the village crossroads and turn left (west) - it is over a mile to Point Farm. The initial section is as far as the school is a tarmacadammed public highway. However, the remainder is an unsurfaced track including along the edge of a field etc.. This track is fairly straight - do not turn right or left off it. As mentioned earlier, a 4 x 4 would be better than a standard car.
