  • Bedrooms: 3
A spacious, detached 3 bed bungalow with double integral garage and approximately 0.61 acres of grounds, situated in the rural village of Newchapel, Pembrokeshire. Benefiting from ample off road parking and rear access to the grounds this property briefly comprises; porch with ramp access, entrance hall with storage cupboard and doors leading to; lounge with patio doors to front and fire place, kitchen with fitted units (in need of updating) dining area, pantry and door leading out to the utility room, with sink, door to outside giving access to the side of the property and door and step down into the integral double garage housing the oil fired boiler, double garage doors and the remains of a fireplace (chimney removed). Also accessed from the hall are three double bedrooms (one with easy access shower and one with W/C) and the family bathroom.

Externally the property is approached off the road via gated entrance onto a tarmac drive giving space for ample off road parking. Benefiting from mature hedging to the front and sides with flowers and shrubs, paths lead down both sides of the property to give access to the rear garden which is mainly laid to lawn, with store shed. The path continues down the rear and opens out onto the land which runs down to the country lane at the far end which gives it additional access point to the land. The vendors inform us that there was a static caravan on the grounds some years ago and the private drainage for this still remain in the paddock, there is water close by and the electricity has been disconnected at the house but could be reconnected if needed. The land is fenced with stock fencing and is bordered with mature trees and hedging down one side. This makes a lovely addition to the property and offers new owners extra space for becoming semi-self sufficient or gives the option of additional income potential (STPP) on the site of the former static caravan.

Newchapel is a hamlet close to Boncath (meaning 'Buzzard' in Welsh) is a rural village sitting approximately 6.1 miles south of Cardigan, 3.4 miles north of Crymych, and 8.2 miles west of Newcastle Emlyn. It was once an intermediate stop on the rail link between Whitland and Cardigan which closed in 1963. The village itself benefits from a village shop and Rhos Y Gilwen country house with its fabulous concert hall is a short drive away. The nearby towns of Cardigan, Crymych and Newcastle Emlyn offer further amenities including schools, supermarkets, public houses, restaurants, and so much more. The coast is a short drive away with the closest beach of Poppit Sands in St Dogmaels being only 8.3 miles away.
