THREE planning applications in the Llandeilo area were recently approved by Carmarthenshire County Council.

The first was a retrospective application in relation to a small building.

The small building has been acting as a plant room at Pond View Lodges, with the work to build it finished in February 2023. It was built from timber cladding walls and box profile sheeting roof and is 25 square metres in size.

The building was built as part of a previously approved planning consent for the change of use of agricultural land to tourism which would have allowed the placing of glamping pods, creation of a vehicular access and associated works. This was granted on December 2, 2021, and the site has become a vibrant and successful tourist destination.

The plant room was built as part of the ‘associated works’ and is vital to running the site as it houses the electricity supply that powers the lodges, hot tubs and essential package treatment plant.

On December 22, the council approved the retrospective application on the condition that it was implemented on December 1, 2023, and was carried out in line with the submitted and subsequently approved plans. A third condition is that the plant room must only be used for the storage of equipment and machinery in relation to Pond View Lodges.

The second was for a slurry lagoon.

An application was submitted for a clay lined slurry lagoon to be built, as well as associated works, on the farm at Cefn Rhiwlas, Penybanc, Llandeilo by the Harries family.

The family-run farm keeps 150 dairy cattle and around 700 sheep and lambs on land measuring approximately 500 acres, which is made up of a mixture of owned and rented land.

The slurry lagoon will be built on a plot of land within the agricultural field. It is needed to ensure that the farm complies with The Water Resources (Control of Agricultural Pollution) (Wales) Regulations 2021 which will be fully operational in August 2024.

The existing slurry lagoon could not be extended due to its location, so the new one – which will have a capacity of 2,298 cubic metres – is needed. The slurry will be transferred from the old lagoon to the new one by a specialist slurry contractor using umbilical pipes and pump which will be done under constant supervision.

On January 2, the council approved the plans with the conditions that work is started within five years from the approval date and is carried out in line with the approved plans.

The third was for a replacement home in Llandeilo.

An application was submitted to Carmarthenshire County Council to build a replacement home at Gelli Cefn y Rhos, Talley, Llandeilo, by Huw Davies.

The home will be built on a 0.10-hectare site which is currently used as a farm. It will be replacing the home that was on the site initially, using some of the materials from the original property. The home will be made of salvaged/re-used random stone with lime mortar and Best seconds natural Welsh slates for the roof, with painted timber windows and doors. The chimney will also be using the natural salvaged stone from the original building and the fascias, soffits and bardgeboards will be made from painted timber.

The gutters and downpipes will be made from black cast iron and the lighting will be black traditional Coughtrie lights. The porch will be an oaked framed porch with Welsh slate covering, the window and door cills will be stone and the lintels will be oak to stone clad elevations and concrete to rendered elevations.

The plans were approved on January 4 by the council with the conditions that the work starts within five years from the approval date and is done in line with the approved plans.
