DEVELOPMENT of another green field site would result in better facilities for residents of Princes Risborough, an inquiry has heard.

Persimmon Homes argued, at a public inquiry on Friday into the local plan, that 650 houses should be built on Park Mill Farm, west of the railway line, and an adjacent site at Oak Mill Farm.

It believes it would create better facilities than Wycombe District Council's present plan to develop only Park Mill Farm for 300 houses by 2011 and 570 houses in total after that.

Planning consultant Robert Reynolds said: "The development of Oak Tree Farm enables an integrated development to take place."

Persimmon believes the development of the two sites would create employment for the town through the building of shops on the site.

Present plans include only one access road for normal use. Normal guidelines for Buckinghamshire County Council say that one access road for more than 100 dwellings is inadequate.

But John Kemplen, team leader of transport planning at Buckinghamshire County Council, said that the development of both sites would imply an allocation of about 870 houses under the Government density guidelines.

Mr Reynolds believes the sites could be developed for 650 houses while following density guidelines.

It was also argued by the district council that Oak Mill Farm is further away from the town, so more people would use cars to go to the shops and might end up going further afield for their shopping.
