MARLOW International, the former Xerox Europe headquarters on Globe Park, has been formally launched on to the lettings market following a £15 million refurbishment.

Business office developers Akeler bought the 230,000 sq ft grade A office building in 1998 for almost £47.5 million.

Xerox vacated the building at the end of 2000 when Akeler, working with architects Aukett Europe, began work on the remodelling, rather than demolishing and rebuilding. They created flexible offices on four floors with 850 car parking spaces. A central atrium 'street' runs through the building.

Features include raised floors throughout the office space, blue neon lighting on the walkways and a spiral staircase, emphasised by spiral fossils embedded in the floor of the entrance and 'street'.

Trevor Silver, managing director of Akeler, said: "The focus has been on producing a flexible corporate HQ building that can meet the demands of a major company, in terms of location, quality and specification."

Architect Stuart McLarty, of Aukett Europe, recently spoke about the building to members of the Thames Valley branch of NACORE, the international association for corporate real estate executives, at Marlow International.

He said: "We reduced the original pattern of interlinked 'doughnuts' by turning courtyards into lightwells under a single over-arching roof, which rationalised the roofscape."

He said that by remodelling, Akeler had been able to maintain various original planning consents, including the high level of parking spaces, vital to the perceived role as a prestige headquarters building.

The rent is £31.50 per sq ft and the London office of Knight Frank is the sole agent on (020) 7629 8171.

Spokesman Alistair Elliott said: "Marlow International has a number of unique selling points, not least its scale, large floor plates and easy access to both the M4 and M40 motorways. We are receiving very positive feedback from the market."
