A planning application for a second convenience store in Garnant, opposite the controversial Tesco development of Arcade Terrace has been submitted, the Guardian can reveal. Listed building consent has been applied for by Vasgo Group to convert 205-207 Cwmaman Road ready to create a “convenience type mini-market”.

The possible store would be opposite the site earmarked – pending planning permission – for a large store by One Stop Stores Ltd, an offshoot of the supermarket giant Tesco. That would see one unit consisting of a new build with four residential apartments above and the other would be the renovation of the existing end terrace into retail with a single residential apartment above.

That development will also include parking for 26 vehicles, including two disabled bays, with five allocated to the two-bed apartments.

The second application, if listed building consent is granted, will see the internal renovation of the currently derelict building, which consists of an empty shop unit and attached house. The building was last used as Garnant Bargain Shop/Siop Fargen.

A supporting statement from Vasgo Group’ agent Dimension Drawing Services states that the application is “specifically to the internal renovation of the ground floor at number 205 to enable use as a convenience type mini-market,” and that “the submitted plans indicate that a reasonably sized retail unit can be provided within the building without compromise or detriment to its architectural or historic value, which would assimilate into the character and appearance of the area.”

The report goes onto to say the simple and uncluttered refit would consist of shop racks, shelving and a counter top for the cash register and goods packing. It adds the development would have minimal impact on the character and appearance of the area, will be a sustainable development on an urban site.
